Assistant Manager, Investment Business Development & Strategy
Job Description
Acquisition/Divestment:
- Monitoring, identifying and originating new development and/or value-add opportunities in Singapore across the asset classes including residential, commercial, industrial/ business parks and mixed-use projects.
- Developing and managing relationships with developers, investors, and builders to enable the execution of capital partnership strategies for new and existing development projects.
- Structuring and negotiating key commercial terms in relation to definitive agreements needed for existing and new projects.
- Closely monitoring market pulse, transactions and sentiments, employing data analytics to identify trends, present a coherent and comprehensive picture of the market.
- Reporting regularly on changes to government policies including cooling measures, land supply and other factors influencing development profits and decisions.
- Preparing board papers and approval memos, as well as negotiating the key transactional terms and joint venture agreements where applicable.
- Collaborating with internal teams such as Group legal, tax and FPS sales and marketing teams, and external consultants to finalise each deal.
- Ensuring accurate and complete documentation of transactions, sites available for sale and proper knowledge management of past and ongoing deals.
Redevelopment / Asset Enhancement Initiatives (AEI):
- Planning and executing redevelopment of existing strategic assets or new brownfield opportunities on a highest and best use basis.
- Working closely with the Development & Projects teams and asset operators to execute the redevelopment and AEIs within the target returns and underwriting value.
- Monitoring and tracking asset performance throughout the redevelopment / AEI
New Businesses:
- Mentoring junior analysts and executives to undertake market research and feasibility studies based on market demand, supply, selling prices, rentals, total development cost, profitability, risk analysis and sensitivity metrics.
- Keeping a close connection with the real estate market through a network of developers, agents and consultants to size up potential new business opportunities for FPS.
- Identifying and evaluating new business opportunities through the formulation of well thought out and comprehensive business plans to originate new areas of growth for FPS.
Key Qualification
- Degree in Real Estate, Business or Finance •
- Minimum 2-3 years of experience in related field
- Proficient in Financial Modelling
- Proficient in the use of Excel, Word and Powerpoint
- Excellent analytical, oral communication and writing skills
- Independent, resourceful
- Passion for excellence and keen sense of curiosity of the Singapore property market
- A good mix of quantitative and qualitative analytical skills set, coupled with a team player with strong interpersonal skills
