Job Description
Financial Analysis
- Prepare and analyse portfolio metrics (occupancy, rents, WALE etc.) to assess performance.
- Assist with the preparation of approval papers, reports, and presentations of the portfolio to the Board, Management or any others as may be required.
- Assist in the co-creation and consolidation of Annual Budget Plan for the portfolio.
- Ensure the timely preparation of management reports to fulfil reporting requirements.
- Support in the feasibility, financial modelling and due diligence of project evaluation (e.g. potential transactions, potential change of use) to grow the commercial business.
- Participate in initiatives to improve our systems, processes, and accuracy of capturing and reporting portfolio related data.
Research
- Conduct research on the Singapore economy, real estate trends and commercial market, covering market indicators and sales transactions.
- Assist in analysing current market performance and preparing market outlook for each submarket (demand & supply dynamics, new developments, rents, yields, incentives, vacancies, etc).
- Maintain databases and financial information relevant to the portfolio and competitors.
Others
- Coordinate and work closely with Asset Management and Property Management teams to support the overall business strategy and investment and operational objectives.
- Support Corporate and Management requirements on a need’s basis.
Key Qualification
- Preferably over 2 years of experience in relevant field.
- Preferably bachelor’s degree in real estate, finance or any similar field.
- Strong in data analytics, comfortable in managing numbers. Ability to prepare powerpoint presentation decks and write reports.
- Proficient in MS excel, MS powerpoint and MS word. Good writing and spoken skills.
- Knowledge of and experience in local real estate market is preferred.
- Strong project management skills to plan and prioritise workload, meet deadlines, and work closely with various stakeholders.
- Ability to analyse data and present findings in clear and concise manner.
- Ability to communicate insights and findings to stakeholders, and capable of influencing people and facilitating processes. Ability to work independently and be adaptable in changing situations, while collaborating with other members to achieve business goals.
