Job Summary

Responsible for Retail Mall Engineering and Operations within in-mall common areas and tenant premises (excluding outdoor areas and parking).  The role focuses on safety & security, common area operations, outsourced service management, and coordination with the District FM Engineering team (as technical lead), as well as team leadership, to ensure safe, efficient, and seamless mall operations.

Job Description

1. Engineering Operations (Retail Mall)
-  Coordinate with the District FM Engineering team on engineering systems and MEP operations within retail mall common areas and tenant premises.
(District FM acts as the technical lead for preventive and corrective maintenance, MEP system operations, performance monitoring, and issue resolution to minimize downtime.)
-  Coordinate with tenant fit-out teams to ensure technical compliance during shop handover, renovation, and refurbishment works.

2. Security & Safety Management
-  Manage and supervise outsourced security service providers to ensure safety, efficiency, and service quality.
-  Implement and monitor safety procedures, emergency response plans, and regulatory compliance.
-  Coordinate and conduct safety drills, inspections, and risk assessments with relevant teams. (coordinate with District FM)

3. Common Area & Event Operations
-  Supervise daily operations of retail mall common areas to maintain cleanliness, readiness, and visual standards.
-  Coordinate space planning, logistics, and operational setup for events, pop-ups, and temporary activations.
-  Ensure all setups comply with safety, operational, and One Bangkok standards.

4. Contractor / Vendor & Outsource Management
-  Manage procurement and contracts for outsourced services, including common area improvement works, security, and mall operations.
-  Monitor contractor and vendor performance against SLAs and KPIs to ensure quality and cost efficiency.
-  Coordinate and support District FM engineering-related activities with tenants, contractors, and vendors.

5. Regulatory Compliance
-  Ensure compliance with applicable building codes, fire & safety regulations, and operational standards.
-  Coordinate corrective actions to maintain ongoing compliance.

6. Budget Control & Financial Support
-  Manage operational budgets related to engineering coordination, security, and operations.
-  Monitor costs, support financial planning, and provide input for CAPEX and OPEX planning.
-  Coordinate with the District FM Engineering team on engineering-related CAPEX planning and infrastructure improvement initiatives within the retail mall.

7. Team Leadership & Development
-  Lead and develop internal teams and outsourced partners to deliver operational excellence.
-  Ensure alignment with One Bangkok’s vision, values, and service standards.

8. Meetings and Operations Reporting
-  Participate in operational and management meetings as required.
-  Prepare and submit regular operational and coordination reports for retail mall operations.

Key Qualification

  • Bachelor’s degree in related field.
  • 10–15 years of experience in retail mall operations, facilities management, or engineering coordination.
  • Good understanding of MEP systems and retail mall operations (coordination level).
  • Experience coordinating with FM / Engineering teams, tenants, and fit-out contractors.
  • Knowledge of safety, security, and regulatory compliance for retail environments.
  • Experience managing outsourced services, including security and mall operations, with SLA/KPI oversight.
  • Ability to manage OPEX/CAPEX budgets and control operational costs.
  • Strong leadership, coordination, and stakeholder management skills.
  • Professional certifications (e.g. FM, PMP, NEBOSH, Fire & Safety) are an advantage.
