One Bangkok : Assistant Vice President, Asset Management - Hospitality

• Lead Asset Management team of a portfolio of hotels assigned.
• To drive investment performance asset portfolio through analysis, optimization, and troubleshooting to achieve operational and financial targets.
• Be a business partner to the Hotel GM, Operator HQ, and manage relationships with various stakeholders.
• Foster and coach a team of junior colleagues to develop core skills, techniques, and critical thinking processes.
Job Description
Strategic Planning
• Understand business objectives unique to the hotel asset, competitive environment, general operational processes, and resource requirements of hotel business.
• Collaborate with the Hotel team, Shared services, and Consultants responsible for the operation of the asset, development projects, and delivery of its scope of work and financial results through development of Project / Operation plans, and Project / Financial budgets.
Driving Asset Performance
• Communicate and ensure alignment of performance expectations and objectives between management and the business units.
• Establish, improve, coordinate key performance data reports required to study hotel performance situation and identify opportunities.
• Review and rationalize rolling monthly forecasts, and performance against quarterly and annual financial budget, including monitoring of Cash Flow status in relation to AR, AP, and Loan repayment obligations.
• Develop analysis tools to manage specific performance control points to increase efficiency and reduce costs.
• Creating simulations and financial models (scenario analysis) to test the effect of strategic decisions related financial variables, as well as to conduct independent operation improvement solutions on behalf of the Business Units.
• Propose identified areas of improvements to the Hotel GM / Operator, and track progress to achievement of agreed improvement initiatives during monthly performance review meetings.
• Monitor and analyze performance improvements and solutions to operational performance and processes, including evaluation of organizational efficiency of the asset’s management structure by conducting independent review.
Competitor Benchmarking
• Obtain situational awareness of overall market trends, demand and supply conditions, market segment analysis, and demand generators.
• Review occupancy, selling rates, sales prices, consumer volume trends through data collected from the hotels, as well as external market data reports.
• Anticipate significant changes in future market demand and communicate with Hotels on potential strategy adjustments as needed.
Monitor compliances to license, permits, and insurance claim process
• Monitor and ensure, through the External Affairs team, hotels have obtained valid and up-to-date compliance to licenses and permits following requirements of local law and government authorities.
• Ensure and understand, through Corporate Services team, insurance coverage structure, and check on training and implementation insurance claim processes.
Administration
• Manage a team of Asset Managers / Executives with specialist capabilities, as per the team structure appropriate to the business requirement.
• Prepare management papers to obtain approval from management and ownership on major decisions with an impact to asset performance or legal and financial obligations.
• Coordinate company board meetings with board secretary and prepare presentations as where needed.
• Maintain database and digital files of information related to asset, business operation, and asset management responsibilities.
• Prepare regular reports pertaining key issues, tactics, and outstanding tasks related to the assets within the assigned portfolio.
Other Assignments
• Asset Manager may be given tasks beyond the typical assignments, as well as seconded to special assignments or any functional department or be part of a project team.
Key Qualification
- Bachelor’s or Master’s degree in Finance, Business Administration, Hospitality Management, or a related field.
- 8+ years in hotel asset management, investment analysis, or hospitality finance.
- Strong financial analysis and modeling skills.
- Experience in hotel operations and investment performance management.
- Ability to manage multiple stakeholders, including hotel GMs and operators.
- Excellent problem-solving and decision-making abilities.
- Fluent in both written and spoken English
