Job Summary

Overseeing the daily operations, maintenance, and strategic planning for office towers within the project. This role ensures that the property operates efficiently, meets high-quality standards, and delivers an excellent experience for tenants. The ideal candidate will have a strong background in property management, budget control, contract management, and tenant relations while working closely with internal teams and outsourced service providers.

Job Description

  • Oversee Office Tower Operations – Ensure smooth day-to-day operations of office buildings, maintaining high service and safety standards.
  • Financial Planning & Budget Control – Develop annual OPEX and CAPEX budgets, monitor expenditures, and ensure all costs align with the approved financial plan.
  • Vendor & Contractor Performance Management – Supervise outsourced contractors and service providers to ensure they meet contractual KPIs and deliver high-quality services.
  • Tenant Relations & Issue Resolution – Collaborate with the Leasing, Marketing, and Estate Management teams to handle tenant concerns, property issues, and service improvements effectively.
  • Technology & Data Monitoring – Analyze and track building performance data using IoT platforms, including mobile app usage, access control systems, and smart building technologies, to enhance operational efficiency.
  • Contract & Compliance Management – Oversee property-related contracts, ensuring timely completion, regulatory compliance, and seamless handovers.

Key Qualification

  • Bachelor’s degree in Property Management, Real Estate, Business Administration, Engineering, or a related field.
  • Minimum 10 years of experience in property management, with at least 2 years focused on managing office buildings.
  • Strong knowledge of building operations, tenant management, and facility maintenance.
  • Experience in budgeting, cost control, and contract management for large-scale properties.
  • Understanding of smart building technologies, IoT platforms, and digital tools for property management.
  • Excellent problem-solving and leadership skills, with the ability to coordinate across multiple teams.
  • Fluency in Thai and English (both written and verbal).
  • Proficiency in Microsoft Office and property management software.
