Job Summary
This role reports to the Building Manager and will be responsible for handling building maintenance services, planning and implementing preventive maintenance and improvement works.
Job Description
- Management of tenancy work for Fit Out, Renovations and Reinstatement in accordance to requirements
- Management of security and carpark related matters
- Ensure the repair work are properly executed and completed according to requirements and certify for payment upon completion
- Ensure building services and M&E system are serviced accordingly to term contract schedule and scope of work.
- Verify service report and certify for payment monthly
- Ensure and track all authorities licences are renewed yearly
- Attend to tenant's/residents/public feedback promptly and ensure any rectification works are done with minimum disturbance
- Review and renew term contract by calling quotations/tenders where applicable, to evaluate and put up recommendation via Memo for management approval
- Lead a team of Building Supervisor and technicians in attending to all building and operational issues, guide them on trouble shooting and resolving problems on site
- Assist FSM in fire drill and fire safety related matters
- Evaluate existing conditions of all building systems and schedule for repair/ replacement if necessary
- Annual Submission of Mandatory of WEMP (water efficiency management program) to PUB, Mandatory Waste Reporting to NEA and Mandatory Building Information & Energy consumption Data to BCA
- Plan, implement and execute ad hoc and CAPEX works which includes calling of quotations/tenders, evaluate, recommend and put up Memo for management approval and issuance of PO for approved works
- Assist Building Manager on all building/M&E related matters during Asset Enhancement Initiatives
- Assist on obtaining / maintain Green Mark Certification
- Any other tasks as assigned by immediate supervisor/management
Key Qualification
- Candidate must possess at least a Degree, Diploma, Post Graduate Diploma in Building Services, Facilities Management or equivalent
- At least 3 - 5 year(s) of working experience in retail mall management including tenants’ liaison, tenancy and minor A&A works
- Preferably with Fire Safety Manager certification
- Candidate with prior experience in sustainability and digitalization initiatives is preferred.
