Job Summary
Job Description
• Ensure smooth execution of daily operations of Property Services Department and ensure that department SOPs are properly adhered to.
• Oversee pre-inspection, home collection and common area set-up for the successful execution of Temporary Occupation Period (TOP) projects.
• Collaborate with team members to plan, schedule and ensure internal unit and common area readiness before serving Notice of Vacant Possession (NVP) to purchasers within 4 to 6-weeks timeframe.
• Ensure all NVP documents are complete, accurate and timely submitted to external legal firm for serving of NVP to purchasers.
• Ensure timely completion of all pre-home collection processes and smooth execution of home collections.
• Ensure the readiness of the in-house Defects Management system and that proper training is carried for all relevant personnel (Main contractor, Resident Engineers and Resident Technical Officers) within 5 months prior to TOP.
• Conduct periodic e-surveys during the Defects Liability Period (DLP) for all units to identify and address any shortfalls of products and services with the team (Project team, Architects, Main Contractors and Managing Agents).
• Oversees the service performances of the respective Managing Agent on the management and maintenance for common areas of the estate up to the conclusion of the 1st Annual General Meeting (AGM).
• Manage and ensure full compliance of the Managing Agent’s responsibilities and obligations under the contract.
• Ensure Property Services team delivers quality customer service to all stakeholders including addressing feedback from subsidiary proprietor / MCST in a timely manner.
• Ensure Business Continuity Plans are adhered to for all projects and that all relevant reports are timely submitted to the project team on a quarterly basis.
• Convene 1st AGM, handover to the incoming management council as well as address and resolve all MCSTs’ claims.
• Provide inputs and feedback for new development from property management point of view during design review stage, including working with internal teams to ensure operational readiness upon TOP for the development.
• Participate in implementation and enhancement of building services and technology.
Key Qualification
• Diploma and or/Degree in Real Estate/Property Management or equivalent disciplines.
• At least 10 years of relevant experiences in property/facility management in handling multiple residential/ mixed development projects.
• An enthusiastic team player who possesses excellent oral & written communication skills and interpersonal skills.
• Well versed in Building Maintenance & Strata Management (BMSM) Act.
• Ability to work under pressure in a fast-paced environment.
• Strong analytical skill and ability to deliver quality service to stake holders at all levels.
• Problem solver with good leadership quality and positive attitudes
