Building Executive, Hougang Mall
Job Description
- Plan and implement preventive maintenance and improvement works
- Manage technicians, contractors and outsourced vendors to ensure proper running and maintenance of the mall
- To oversee the day to day management and maintenance of the mall
- Attending to tenants’ feedback and requests on operations
- Ensure the optimal plant/equipment operations and performance to match tenants and shoppers’ expectations
- Inspect building common areas and tenanted spaces, reporting all defects, abnormalities and non-compliances to Building Manager
- Oversee the expiry dates of term contracts, legal documents, building permits, certificates and all other relevant requirements
- Reviews and prepare contracts' technical specifications to ensure cost effectiveness and competitiveness.
- Complete approved Capex works assigned within the financial year and to ensure expenditures are within budget allocated
- Provide timely and accurate response to all queries and correspondences from internal and external entities to ensure smooth operational transactions
- Update, monitor and purchase overall building and equipment stock inventories, including tools and Personal Protective Equipment to ensure seamless and smooth repairs and replacement works by maintenance team or term ad-hoc contractors
- Coordinate and review tenant’s drawings & plans to ensure compliance with design criteria & authorities requirements
- Ensure that all operational issues and emergencies are attended promptly and rectified with minimal inconvenience and disruption
- Optimise operations of the building’s equipment and systems to achieve operation efficiency and utilities savings
- Oversee and manage mall’s improvement and/or AEI works, reporting all matters and progress to Building Manager.
Key Qualification
- Degree or Diploma in Building Services, Facilities Management, Electrical or Mechanical Engineering
- Min 2 years’ experience in retail mall management including tenants liaison, tenancy and minor A&A works.
- Good knowledge of M&E services and sustainable practices
- Knowledge of Building Regulations and Code of Practice. Fire Safety Manager accreditation an added advantage.
- Proficient in Microsoft Office applications and familiar with Artificial Intelligence (AI), Internet of Things (IOT) and other digital solutions.
- Able to work independently under pressure in a fast-paced and dynamic environment
- Customer oriented and good interpersonal skills
