Job Summary

Frasers Property Singapore is seeking an experienced and commercially astute Design Director with a strong background in architecture and design to lead the end-to-end design development process across major real estate developments in Singapore and Malaysia for Frasers Property. The ideal candidate will bring a minimum of 12 years of experience, including time spent with leading developers and/or top-tier architecture and design firms, and possess a deep understanding of the business, design and construction aspects of development.


This role will oversee the design vision from concept through delivery, ensuring alignment with market positioning, asset performance, and brand standards, particularly across retail and residential asset classes.

Job Description

Design Leadership & Strategy

  • Define and drive the overall design vision and philosophy for development projects.
  • Translate business objectives into compelling, market-relevant design concepts.
    Lead design excellence across all stages: concept, schematic, detailed design, and construction.
  • Champion innovation, sustainability, and user-centric design solutions.

Development Integration

  • Work closely with Business Development, Projects and Asset Management teams to ensure design outcomes align with financial feasibility, product positioning, and returns.
  • Evaluate design trade-offs in the context of cost, value engineering, timeline, and constructability.
  • Support land acquisition and feasibility studies with design insights.

Project & Consultant Management

  • Manage and direct external consultants including architects, interior designers, landscape designers, and engineers.
  • Ensure design intent is effectively translated into construction documentation and executed on site.
  • Lead design reviews, workshops, and governance processes.

Construction & Delivery Oversight

  • Collaborate with project management and construction teams during tendering and construction phases.
  • Review drawings, materials, mock-ups, and site progress to ensure quality and fidelity to design intent.
  • Resolve design and technical issues during construction.

Retail & Residential Expertise

  • Provide strategic input on retail planning, tenant mix, customer experience, and circulation design.
  • Lead the design of residential developments, ensuring strong market differentiation in layout, amenity planning, and unit efficiency.
  • Incorporate trends in lifestyle, placemaking, and experiential design.

Stakeholder Management

  • Present design strategies to senior leadership, investors, and partners.
  • Coordinate with regulatory authorities to ensure compliance and approvals.
  • Build strong relationships with internal and external stakeholders.

Key Qualification

Experience & Background

  • Minimum 12 years of relevant experience in architecture and real estate development.
  • Proven track record with top-tier developers and/or leading architecture/design firms.
  • Demonstrated experience delivering large-scale retail and residential projects.

Preferred Qualifications

  • Degree in Architecture, Design, or a related field.
  • Professional registration or accreditation (e.g., Registered Architect) is an advantage.
  • Regional or international project exposure is a plus.

Technical & Professional Skills

  • Strong understanding of: 
    • Real estate development lifecycle
    • Construction processes and methodologies
    • Cost management and value engineering
  • Ability to integrate design excellence with commercial objectives.
  • Proficiency in design tools and documentation processes (e.g., CAD, BIM, design visualization tools).
