Job Description

You will be on a 24-month rotational plan that exposes you to different aspects of our Investment & Asset Management business lines. Spending eight months in each rotation, you will get an opportunity to gain experience in the following areas:

 

Foundational Capabilities: CMO (Centre Management Office) Leasing & Marketing (first 8 months)
In this period, you will execute core responsibilities focusing on fundamental retail operations and value creation at the asset level:

  • Leasing & Tenant Relationships:
    • Understand and analyse the distinct operational and commercial traits of various tenant categories (e.g., F&B, Fashion, Electronics) to ensure an optimal tenant mix.
    • Support the leasing process by assisting in strategic tenant mix analysis and building strong tenant relationships.
    • Assist in strategic tenant mix analysis/planning and building strong tenant relationships
    • Execute leasing strategies, using cold calling and other means to identify and pursue potential leasing targets
    • Become familiar with essential lease administrative processes, including the execution lease documentation and administration as well as compliance requirements such as Anti-Money Laundering/countering the Financing of Terrorism, Code of Conduct by FTIC.
  • Asset Operations & Performance Monitoring:
    • Monitor and analyse day-to-day asset performance metrics, including foot traffic counts, sales figures, and customer feedback, reporting on trends that impact value.
    • Conduct commercial assessments of assigned assets or portfolios to identify key performance drivers and areas for optimization.
  • Customer Experience (CX) Management:
    • Analyse customer demographics and shopping habits using market data to inform campaign effectiveness and strategic leasing decisions.
    • Manage and implement customer loyalty programs and initiatives designed to enhance the overall shopping experience, increase repeat visits, and foster a sense of community.

 

Advanced Capabilities: Investment & Asset Strategy (9-24 Months)
This period focuses on developing high-level strategic, financial, and analytical competencies critical for investment decisions:

  • Financial Analysis & Valuation:
    • Analyse investment opportunities and existing asset performance using financial statements, market data, and advanced valuation techniques and methodologies.
    • Develop and maintain financial models to forecast performance, assess cash flow, and support strategic planning.
  • Asset Strategy & Optimization:
    • Develop and support the execution of asset strategies focused on maximizing profitability, optimizing cash flow, and creating long-term value.
    • Identify potential Asset Enhancement Initiatives (AEI) and conduct ROI analysis to justify strategic capital expenditure decisions.
    • Support asset life-cycle hold-sell analysis
    • Investment Underwriting & Risk Management:
    • Conduct comprehensive market research and due diligence to support underwriting and investment decisions, including technical and commercial assessments.
  • Market Dynamics & Reporting:
    • Monitor and report on macroeconomic indicators and Retail sector outlook sectoral outlooks to inform asset management and investment strategies.
    • Prepare and present periodic performance and strategy reports for senior management and the asset management team.

Key Qualification

  • Completing a bachelor’s degree in either Real Estate, Finance, Business, Engineering or a related field.
  • Strong analytical and problem-solving skills, with the ability to interpret financial data, market trends, operational metrics; including familiarity with financial statements and valuation concepts,
  • Experience or coursework in financial modelling, investment analysis, or portfolio management.
  • Interest in macroeconomics and how economic indicators influence real estate and investment strategies.
  • Ability to learn quickly and adapt across multiple functional rotations (property management, leasing, marketing, CX, etc.).
  • Able to dissect complex problems, synthesize data, and propose creative, feasible solutions
  • Strong attention to detail and ability to manage multiple tasks with tight deadlines.
  • Effective communication and relationship-building skills to engage tenants, customers, and internal stakeholders.
