Job Summary
The selected candidate will play the key role of preparing and reporting on all portfolio financial and operational metrics within the asset management team. He/She will be the pivotal key coordinator with the various asset managers, especially in relation to portfolio functions such as financial budgeting, asset valuation and market research as well. This is a maternity-cover position.
Job Description
Budget, Financial Analysis & Reporting
Support the preparation of asset performance reports, racking income, expenses, and key financial and performance metrics.
Analyse rental income and operating expenses trends and perform variance analysis.
Assist in review and analyse annual budgets and forecast.
Market Research
Conduct market research on property rends, competitive assets and economic factors impacting real estate investments.
Track and analyse real estate industry trends, including occupancy rates and rental growth.
Portfolios & Asset Management Support
Help monitor and optimise asset performance by reviewing operational data and identifying areas for improvement.
Support property managers in implementing strategic initiatives to enhance property value.
Participate in budgeting and forecasting processes for real estate assets.
Collaborate with leasing teams to assess tenant performance and leasing opportunities.
AEI Coordination
Work with Project Manager to maintain and update AEI tracking sheets with project timelines, budgets.
Liaise with internal teams (e.g. Operations, projects, Leasing) to gather relevant AEI information.
Support the preparation of AEI presentations and reports for internal review r management meetings.
Setting up of a filing system
To set up/organise a filing system for key documents (eg drawings, approval memos, certificates, undertaking letters, etc) by property in our department shared folder.
Support the asset management team in analysing, managing, and optimising real estate investments.
This role provides hands-on experience in market research, property performance tracking, and strategic decision-making. The incumbent will work closely with the asset management and investment teams to enhance the value of real estate assets.
Key Qualification
- Bachelor’s degree in Real Estate, Finance, Business, or related field (MBA or CCIM/RICS certification a plus).
- Min. 3 years of experience in real estate asset management and / or investment management.
- Strong financial acumen and good property knowledge of local real estate markets, leasing trends, and property operations.
- Excellent negotiation, communication, and analytical skills.
- Strong team player.
