Job Summary

You will be part of the Portfolio Management team for a regional portfolio of logistics and commercial real estate. As a Senior Assistant Director, Portfolio Management, you are responsible for portfolio/asset management of the assigned assets with a focus on maximising the investment performance and organic growth of the assets. Working closely with the Asset, Property and Leasing Managers on the ground, you will identify and execute asset strategies and portfolio initiatives. Your efforts in overseeing and enhancing the efficiency of portfolio processes will contribute to the performance and growth of the REIT. You shall maintain the accuracy of the portfolio and are responsible for consolidating data portfolio metrics for internal and external reporting purposes.

Job Description

Portfolio Management

  • Formulate the portfolio strategy
  • Oversee the preparation and approval of annual strategic asset plans and the progress of key initiatives identified in the plan to enhance asset performance
  • Oversee the preparation annual budgets and monitor performance against budget. Recommend leasing and Argus assumptions during reforecasts & budgets. Interface with Finance on leasing and Argus assumptions. Review the setting and delivery of operational and capital expenditure
  • Contribute to the valuation of the properties, both internal assessments and forecasts and the external valuation program in accordance with the REIT’s Valuation Policy
  • Prepare quarterly market and operational updates to capture the latest leasing and sales evidence, rent growth, demand and supply etc
  • In collaboration with the Asset and Leasing Managers, oversee the progress of leasing strategy, approving leasing proposals and lease negotiations and supporting papers for approval including the deal analysis (with responsibility for DPU analysis and impact on portfolio metrics for material deals)
  • Chair regular meetings with the Asset and Leasing Managers to oversee performance of the portfolio and progress of initiatives identified in the strategic asset plans
  • Identify AEIs and prepare feasibilities for potential projects
  • Administer the Asset and Property Management Agreements and oversee compliance of duties in accordance with the REIT delegated approval limits
  • Review rental reversions computations for the portfolio
  • Assist with acquisitions and disposals
  • Assist in financial modelling for potential leases, to help determine the attractiveness to the FLCT portfolio
  • Identify sustainability initiatives for the portfolio to improve the GRESB status and monitor the progress of set targets

 

Portfolio Reporting

  • Co-ordinate the production of the Monthly Regional Report, including monitoring and reporting Conflicts of Interest, ensuring accurate new tenancy information, maintenance of master digital platform and report metrics, and chair the monthly meeting
  • Monitor the consolidation of portfolio metrics for Board report, review and propose the messaging, highlight key achievements and risks for the stakeholders
  • Oversee the consolidation of master data for quarterly reporting and Investor presentation
  • Prepare the PFM sections for the Enterprise Risk Management Report
  • Review the quarterly capex Board report, Major Projects update and quarterly sustainability Board update
  • Consolidate the Hold/Sell analysis, segment insights and portfolio ranking
  • Oversee the preparation of Board and other internal operational reports for the portfolio
  • Review portfolio sensitivities, scenario and portfolio analysis, as required

Key Qualification

  • A good degree in Finance, Real Estate, additional qualifications like an MBA or CFA will be favourably considered
  • 15 years of experience in an Asset Management/Portfolio Management role
  • Strong experience in conducting feasibility studies and reporting writing skills.
  • Excellent Financial acumen, Negotiating and Analytical skills
  • Structured, methodical and with experience delivering concise, professional and relevant papers.
  • Strong team player
  • Excellent presentation and communication skills
