Senior Manager, Asset Management (Frasers Hospitality)
Primary Role
This role serves as the capital steward for a defined group of assets within a global hospitality real estate portfolio, with accountability for delivering their performance in line with approved business plans. It combines asset strategy with hands-on execution and reports directly to the Director, Asset Management.
Key Responsibilities
Modelling & Papers
- Build, own and maintain asset-level financial models from first principles
- Model Asset Enhancement Initiatives (AEIs) business cases, hold/sell scenarios and operator structure alternatives
- Author strategic and approval papers for management and Board decisions
Business Planning & Performance
- Prepare and own the annual business plan for each assigned asset
- Negotiate and defend annual Operating and CapEx Budgets with operators
- Monitor RevPAR, GOP margin, NOI and property-before-tax cash flow against budget and comp set
- Prepare analysis underpinning hold strategy, exit timing and hold/sell reviews
Operator Management
- Run monthly owner’s meetings and drive the commercial agenda
- Challenge operator strategy on segmentation, rate and yield, F&B and cost productivity
- Benchmark performance and escalate underperformance with a remediation plan
- Apply Hotel Management and Lease agreement terms; support the Director on negotiations
Asset Enhancement & Capital Projects
- Originate AEIs and repositioning opportunities; build the ROI, ROCE and IRR case
- Deliver projects end to end: consultant selection, procurement, budget and programme control
- Report realised returns post-completion against the approved business case
Valuation, Reporting & Operations
- Run the annual valuation exercise, including RFP and process management
- Prepare monthly and quarterly asset reports; liaise with auditors and external advisors
- Oversee property and facility management partners, consultants and contractors
Key Qualifications
- 9+ years of relevant real estate asset management in operating assets; hospitality preferred
- Advanced modelling- able to build an asset-level cash flow model from a blank sheet
- Quantifiable track record of value creation across assigned assets
- Experience managing third-party hotel operators, including budget negotiation
- AEI or refurbishment delivery from feasibility through completion; feasibility and ROCE analysis
- Skills in monitoring, benchmarking, and supporting hotel operators, with prior experience integrating ESG measures into assets
- Concise, decision-oriented paper writing for senior audiences
- Hands-on and pragmatic; effective in a lean environment
- Degree in Real Estate, Finance, Business or Hospitality
- Collaborative team player with a professional and approachable demeanour
- Strong communication, presentation, and stakeholder management skills
- Grounded, adaptable mindset with a proactive, solution-oriented approach
